By accessing and using Xpatly, you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using this platform.

2. User Accounts

To publish listings or use certain features, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and promptly update your account information
• Keep your password secure and confidential
• Accept responsibility for all activities that occur under your account

3. Listings and Content

When you create a listing on Xpatly, you represent and warrant that:

• You have the legal right to list the property
• All information provided is accurate, truthful, and not misleading
• Your listing complies with all applicable housing laws and regulations in Estonia
• You will not discriminate against any prospective tenant based on protected characteristics
• Images and content you upload do not infringe on any third-party intellectual property rights

4. Prohibited Activities

You may not use Xpatly to:

• Post fraudulent, misleading, or deceptive listings
• Engage in discriminatory practices against expats or any protected group
• Harass, threaten, or abuse other users
• Attempt to circumvent the platform to avoid fees or contact users off-platform inappropriately
• Scrape, data mine, or use automated tools to extract content without permission
• Violate any applicable laws or regulations

5. Verification and Moderation

Xpatly reserves the right to verify, review, approve, reject, or remove any listing or user content at our sole discretion. We may require email or phone verification before allowing listings to be published. Listings that violate these terms or applicable laws will be removed without notice.

6. Intellectual Property

The Xpatly platform, including its design, logo, text, graphics, and software, is owned by Xpatly and protected by intellectual property laws. You retain ownership of content you upload, but grant Xpatly a non-exclusive, worldwide license to use, display, and distribute your listings on our platform.

7. Limitation of Liability

Xpatly acts as a platform connecting landlords and tenants. We do not own, manage, or control the properties listed on our platform. We are not responsible for the accuracy of listings, the conduct of users, rental agreements, or disputes between parties.

8. User Disputes

Any disputes between landlords and tenants must be resolved directly between the parties. Xpatly is not a party to rental agreements and has no obligation to mediate or resolve disputes. However, we encourage users to report fraudulent or abusive behavior.

9. Termination

We reserve the right to suspend or terminate your account at any time for violating these Terms, engaging in fraudulent activity, or for any other reason at our discretion. Upon termination, your right to use Xpatly immediately ceases.

10. Changes to Terms

We may modify these Terms of Service at any time. Changes will be effective immediately upon posting. Your continued use of Xpatly after changes constitutes acceptance of the modified terms. We encourage you to review this page periodically.

11. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the Republic of Estonia. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Estonia.
