Getting Started

Xpatly is a housing platform designed specifically for expats and locals in Estonia. We make it easy to find apartments and houses for rent or sale, with a focus on expat-friendly features like English-speaking landlords, pet-friendly properties, and transparent pricing.
Yes! Browsing listings and contacting landlords is completely free for tenants and buyers. Landlords can list their first property for free. We may introduce premium features in the future for enhanced visibility and additional services.
Click the 'Register' button in the top navigation. Fill in your email, create a password, and verify your email address. You can then complete your profile with additional information to help landlords understand your needs better.

For Tenants

Use our advanced search on the homepage or search page. Filter by location (city, region, settlement), price range, number of rooms, property type, and special features like 'expat-friendly' or 'pets allowed'. You can view results as a list or on an interactive map.
Properties marked as 'expat-friendly' typically have English-speaking landlords, accept tenants without Estonian language skills, are furnished or semi-furnished, and may offer flexible lease terms suitable for international professionals and students.
Click on any listing to view full details, then use the 'Send Message' button to contact the landlord directly through our secure messaging system. Make sure you're logged in to send messages. Landlords typically respond within 24-48 hours.
Yes! Click the heart icon on any listing to add it to your favorites. You can view all your saved properties in your dashboard under 'My Favorites' for easy comparison and future reference.

For Landlords

After creating an account, go to your dashboard and click 'Create New Listing'. Fill in property details, upload high-quality photos, set your price and availability, and publish. Your listing will appear immediately on our platform.
Be as detailed as possible! Include accurate property size, number of rooms, amenities, utilities included, deposit requirements, lease terms, and clear photos. Mention if you speak English and whether pets are allowed. Detailed listings get more inquiries.
Interested tenants will send you messages through our platform. You'll receive email notifications and can respond directly through your dashboard. We recommend responding within 24 hours to maintain high engagement.
Absolutely! Go to your dashboard, find your listing under 'My Listings', and click 'Edit'. You can update any information, add or remove photos, change pricing, or mark the property as rented/sold at any time.

Payments & Safety

Xpatly is a listing platform only - we do not process rental or sales payments. All financial transactions (deposits, rent, purchase payments) are arranged directly between tenants and landlords. We recommend using bank transfers and always getting receipts.
Yes. We take privacy seriously. Your email and phone number are never publicly displayed. Only registered users can send you messages, and you control who sees your contact details. Read our Privacy Policy for full details on data protection.
Never send money before viewing a property in person or via video call. Be cautious of deals that seem too good to be true. Verify the landlord's identity and ownership documents. Never wire money abroad or use untraceable payment methods. Report suspicious listings to our support team immediately.

Yes! Xpatly is fully mobile-optimized and works on all devices. For the best experience, you can install our Progressive Web App (PWA) to your home screen. Just visit Xpatly on your mobile browser and tap 'Add to Home Screen' when prompted.
